The Villages at Fairfield project is a master planned community that spans approximately 431-acres in the northeast portion of the city. Originally approved in 2005, the Villages at Fairfield project has undergone revisions over the years to reflect current day circumstances. Today, the development plan includes approximately 1,830 residential dwelling units in four distinct ‘villages’ located along Clay Bank Road, Cement  Hill Road, and off Peabody Road. Additionally, the project envisions ±12.4-acres of Community Commercial zoned property, ±124.4-acres of open space/conservation areas, ±20.7-acres of Public Facility zoned property, and ±14.2-acres of parkland. Substantial improvements to Claybank Road, Manuel Campos Parkway/Cement Hill Road, and the Linear Park are also projected with the development of the Villages at Fairfield project.
